Experienced Staff: The firm's greatest asset is its experienced staff. Files are monitored throughout the process to ensure successful completion, including issues such as clearing minor title issues, filing title claims, and bankruptcy filings. Files are transitioned smoothly between departments in the event of a bankruptcy filing, notification of litigation, or complex title discovery. Overall monitoring of progress remains with the Foreclosure Department.

- Borrower Outreach/Loss Mitigation: A Borrower Outreach letter is sent on the first day, repayment plans negotiated and approved, forbearance plans negotiated and approved, financial documentation for workouts collected to forward to client.
- Valuations/BPOs ordered: At receipt of referral
- Foreclosure Bids Prepared: Client provides total debt and MI information
- Recordation of workout documents: We will prepare and record modification and DIL documents
- Direct Sourcing: We are able to work on a Direct Sourcing basis

* Bankruptcy
Bill Layng is the Supervising Attorney of the firm's bankruptcy department. Mr. Layng, who is a Chapter 7 Trustee and serves on the Northern District US Trustee panel, has over 32 years of experience.

Howell Hall is the firm's lead litigator with over 25 years of trial experience in all state and federal courts.
* REO Closing
An integral component of P&J's cradle to grave default practice is it's statewide closing service. John Pendergast oversees the REO Closing department. With years of experience we understand the need for anticipating and resolving all potential barriers to the closing, to get the transaction completed. We provide efficient, courteous, and professional service, oversee all transactions, and provide a single point of contact for our clients. All documents are prepared in our office and we employ a select network of experienced and dedicated closing attorneys for those transactions not held in our office. As Freddie Mac Designated Counsel and Fannie Mae Retained Counsel the firm is a member of the HomeSteps and HomePath networks respectively.
* Litigation
The firm's expertise in the default area includes the representation of our clients in litigation matters throughout the state in both federal and state courts. Our experience includes matters such as wrongful foreclosure actions, lender liability, title claims, FDCPA, creditor's rights, and collection to name a few. Our objective is to achieve a satisfactory resolution by minimizing time and costs, and listening to our clients. We use a practical approach, with a focus on negotiation whenever possible, and have a solid track record of success in litigation resolution.
Howell Hall is the Litigation Department managing attorney. He and his staff average 20 years litigation experience. In our experience, working closely with clients is critical to strategizing and effective negotiation; and to that end each department employee is easily accessible and responsive.
